Roof leak repair

Roof leak repair — traced, sealed, and warranted.

Ceiling stains lie. Water travels. We find the actual source, then fix it once.

Roof leaks are almost always a symptom of one of five things: a failed pipe boot, a torn flashing, a lifted shingle, a cracked skylight seal, or aged underlayment. Homebase finds the source, replaces what's failed, and gives you a six-month leak-free guarantee.

Where do roof leaks usually come from in Plano homes?

Short answer: Most Plano leaks start at flashing around chimneys and walls, cracked pipe boots, valleys, and missing or lifted shingles, not in the middle of the roof.

  • Pipe boots — the rubber gasket around plumbing vents cracks after 8–12 years in Texas UV. #1 leak source we find.
  • Chimney and wall flashing — where the roof meets vertical surfaces. Failure mode: the caulk shrinks, water sneaks behind.
  • Lifted shingles from wind events — a broken sealant strip lets wind-driven rain under the shingle.
  • Skylight perimeter seals — original factory tape fails around year 10.
  • Nail pops — a shingle nail that backed out becomes a tiny funnel straight into the decking.

How do we find where a roof leak is coming from?

Short answer: We trace the water from the stain in the attic back to the roof, inspect the flashing and penetrations nearby, and run a controlled hose test if we need to.

  1. Interior inspection — where is the water actually showing up, and when?
  2. Roof walk from the ridge down — we photograph anything suspicious.
  3. Controlled hose test if the source isn't obvious — we simulate rain on one section at a time until we find the entry.
  4. Repair with matched materials — you get before/during/after photos.
  5. Six-month leak-free guarantee.

Older roof, multiple leaks, or leaks after every storm? A replacement may make more financial sense than three years of repairs. We'll tell you honestly.
