Richardson is the oldest housing stock we work on. Big stretches of the city went up between 1955 and 1975, which means low-slope roofs, wide eaves, original plank or thin plywood decking, and flat sections over carports and additions that were never designed for shingles in the first place. The three things we find most in Richardson

  • Low-slope and flat transitions. Additions, carports, and covered patios built at 2/12 or flatter cannot take asphalt shingles. They need a modified bitumen or membrane section tied properly into the shingle field. Most Richardson leaks we're called about start exactly at that seam.
  • Tired decking. Sixty-year-old plank decking with gaps, or thin 3/8-inch plywood that has been re-nailed through three roofs. We report deck condition before we quote, so replacement footage isn't a surprise.
  • Dried-out penetrations. Original cast-iron vent stacks with hardened rubber boots, plus old swamp-cooler and antenna penetrations that were shingled over rather than removed. Each one is a leak waiting on the next storm.

Trees, shade, and slow-drying slopes

Richardson has the mature tree canopy the newer suburbs don't. That's lovely to live under and hard on a roof: north slopes stay damp, granules go green, limbs abrade the shingle surface, and valleys pack with leaf debris that holds water against the deck.
